“Delta cabinet saw” could be a contractor’s saw or even smaller. The specs seem to come from someone who would know a Unisaw and call it that if it were. Color me dubious.

I have seen them go for that and less. It’s low and it will be gone
very quick. If you want it, offer a little more and go to the
front of the line.

I agree with Loren. Better get moving and check it out. By the time you weigh out all the speculation here, the new owner will have finished building their first project with the saw.
