Having recently returned from my first visit to an on line (?) purchase with which I have falled in love and has to be a wood workers dream.

front

3 yrs old with thermopane windows and doors, instant hotwater heater,2 baths etc. The inside is compleat to the point that the contractor did what was necessary as part of the house, loft, stairs etc. the prev. residents started to finish things inside while living there and while there are plenty of good intentions…consider a bath room shelf of 3/4 osb on 2×4 ’s..need I say more.

Can’t wait to see photos after you polish this diamond in the rough.

Very nice find! how much land did it come with?
So will this be your full time home?
It should be nice when you get it all the way you want, finding a home at this stage IMOH is the best way to buy. This way you end up with things the way you want them, rather than having to live with the way it is, or demo it out.
Have fun,

It sounds like the fun is just beginning. Post some updates of your progress as you can.

Thanks for the coments, I hope they will continue as this project continues, including critque’s. I probably will be working on this for a long time to come. The immediate projects are the ones necessary to move. (oh how I hate NY winters on the lake shore, does the term ‘lake effect’ ring any bells). Since this was a re-po, the previous owners took everything that wasn’t nailed down, faucets, lighting fixtures, circut breakers etc. in some ways this isn’t bad we get the light fixtures we want and while I can install the lights, change a socket or a switch and change light bulbs thats were I stop. when the electrician survey’ed it last sunday he showed me many problems, (the wiring also was apparently a do it yourself project by someone who wasn’t an electrician either). Even though they took the circut breakers, the panel was left and very well labeled. example, the kitchen and downstairs bath, which is also the laundry, are all on one circut, so what happens when you are using the microwave and a hair dryer at the same time ?? The loft and what is an unfinished,ie pipes through the floor only, thats all, are allso on the same circut all together a couple of thousand, depend on costs at any given time, but first the outside elec was also a cob job and the power co has to come in and set poles and bring juice to the place.

Ed. 7.2 acres all woods except the clearing at the top of the hill where the house is with a 300-400 ft by 150-250 opening with a small pond, to which we have been adding fish, at the far end. Room enough for a small pasture for a blind horse and garden(s). The rest except for the barn (shop) at the bottom of the hill it woods primarly locust but with many other old growth trees including some shell bark hickories and other hard wood. a few ceder/junipers but no other evergreens. rt

Ralph, pictures I’ve seen and the renovations you’re going to make will produce a terrific place to call home. I’ve seen your work and know you’re really good so quality will also be part of the end product.

This is a wonderful place for the menagerie of ill animals you two care for (don’t know how you manage all those meds for so many!) and I know you’re not kidding about that blind horse.

Just get that electrical business taken care of and I’ll have nothing to worry about.
